The next steps of the market appraisal process
01 Viewing
We will come along to view your property at the agreed time to provide you with a free market appraisal. Hopefully, you’ve had a chance to complete the Property Profile form so that we can make our session as productive as possible.
02 Preparation of your appraisal
My team and I will prepare a full appraisal document specific to your property. This will include a Comparable Market Analysis and Marketing Campaign. This document will also provide some more detailed background information about Bayleys Taupo and how we are positioned to market your property. Within this appraisal, you will also find our estimated current market value of your property.
Comparable Market Analysis
This will include recent sales and properties that are currently for sale that we consider to be comparable to yours. This process is conducted thoroughly using the most current industry tools and standards combined with our vast knowledge of the local market.
Marketing Campaign
My team has particular skill in the area of marketing and will prepare a recommended Marketing Campaign which is specifically tailored to your property and its special features. I personally provide all my vendors with complimentary professional photography and scriptwriting so that the property is showcased in the best light possible. In addition, I cover the cost of the ‘Gold Package’ on Trade Me ensure premium listing exposure.
03 Receiving your appraisal
I will either email or personally drop off your full property proposal document and take the time to go through this with you in detail. If you have any further questions, I can answer them at this time or if a query comes up after our meeting, please feel free to contact me by phone or email.
04 Follow Up
I will follow up with you a few days after we have submitted our appraisal to answer any questions you may have or discuss any further reflections with regard to the selling of your property. We understand that you may need to take further time to consider, just let us know when you would like us to touch base with you again.
05 Listing
Hopefully, we get to the stage of listing your property! This is a very exciting step and my team will ensure that you are well informed of the process and kept fully in the loop along the way so that each subsequent step is as stress-free as possible for you. As a team, we always aim to achieve a premium result for your property.
